Before You Move In:


HOLDING DEPOSIT £
One Weeks Rent

Per Tenancy
This is only taken from one applicant, not several, and it can only be accepted once a Landlord has agreed to begin references with you.

Marrion & Co company policy states that all applicants must physically view the property to proceed. 
This deposit can be withheld if any relevant person (including any Guarantor(s)) withdraw from the tenancy, fail a Right to Rent Check, provide false information, or fail to sign the tenancy agreement.

Once references are complete, this fee will then form part of your first month's rent 
FIRST MONTHS RENT £
As Agreed The first months rent is payable on or before the commencement of the tenancy. You will then be asked to set up a Standing Order for future payments. The date will coincide with your moving in date. 
TENANCY DEPOSIT £
Five Weeks Rent The deposit is payable in full on or before the commencement of the tenancy. This is paid into our Client account, along with the first months rent. Marrion & Co lodge the deposit within 14 days (usually same day) with the Deposit Protection Service (DPS) who have their own Dispute Resolution Service. 
The deposit covers damages or rent defaults for the duration of the tenancy. 
COMPANY APPLICATION FEE
£420 

including VAT
This fee is payable before References begin. It covers; Referencing, Identity Check, Immigration & Visa Confirmation, Credit Checks, Liaising with Current or Previous Landlords as well as Contract Negotiation (amending and agreeing terms). Tenancy Agreement and all relevant Legal Documentation and finally a Schedule of Condition showing the property's condition, prior to commencement of tenancy. 


During Your Tenancy:

AMENDMENTS TO CONTRACT | TENANT REQUEST
£50 Per Agreed Contract

Amendment (Including VAT)
This covers the cost of contract negotiation, amending terms as well as the preparation and execution of new legal documents. 
REPLACEMENT OF LOST KEYS, OR OTHER SECURITY DEVICE £
Reasonable Cost Tenants are liable for the actual cost of replacing any lost key(s) or other security device(s). If the loss or damage results in locks needing to be changed, the full cost of a locksmith, new lock and replacement keys for the tenant, landlord and Marrion & Co (Management Company) will be charged to the Tenant (s). 


Ending Your Tenancy:

EARLY TERMINATION OF CONTRACT | TENANT'S REQUEST £
Landlord's re-letting costs as well as the rent due until the start of the replacement tenancy. This is not an automatic right and can only be agreed with the expressed permission of the landlord. Should the tenant(s) wish to terminate their contract early, they shall be liable for the landlord's re- letting costs to a maximum of £390 including VAT, as well as continuing to pay the full rent and bills due under the tenancy, until the start date of the replacement tenancy.
